Flipping Houses For Dummies $9.99 This book is designed for realty investors who want to profit from buying below market, making cosmetic improvements to add value, and then quickly reselling. But real estate agents and home buyers should also study it because of the valuable insights offered by a longtime, very successful real estate broker. On my scale of one to 10, this superb book rates an off-the-chart 12." — Robert Bruss You’ve probably seen TV shows like Flip This House and Flip That House , in which Real estate investors buy, renovate, and sell a house in a matter of weeks for tens of thousands of dollars in profit. They make flipping houses look so easy that you want to jump out of your recliner (during the next commercial, of course), run down the street, find a house for sale, flip it for a 50 percent profit, and run back home to continue watching the show. I, Ralph Roberts, have flipped hundreds of houses, and it’s never as easy as it looks on TV. People don’t generally line up at your front door begging you to buy their house for 30-50 percent below market value. Renovation expenses always exceed estimates. And you can’t always sell a house for what you think it’s worth. Flipping houses for a profit requires time, money, and what I like to call sticktoitism —dogged determination in the face of overwhelming uncertainty. Not just another house flipping book You can find plenty of books about flipping houses that claim "anyone can do it" and make flipping look easy and risk-free. Flipping Houses For Dummies takes a different approach—honesty. We don’t claim that flipping houses is "easy" or "simple" or "risk-free," because, quite frankly, it isn’t. Flipping Houses For Dummies reveals the risks and rewards of flipping properties; helps you determine whether you have the time, energy, cash, and other resources to be successful; and then conveys the expert knowledge that those who wish to pursue house flipping need in order to minimize risk and maximize potential profits in a very competitive market. Did you know? Most books on flipping houses gloss over the key factors that that make or break the novice house flipper. These are the very items we focus on in Flipping Houses For Dummies . For example, did you know: You should secure financing before you look at houses. As a flipper, you want dontwanners —houses that the owners obviously don’t want. You make your profit when you buy the property. You realize your profit when you sell. Always plan on earning at least 20 percent after your total investment—purchase price, repairs and renovations, real estate agent commissions, and holding costs (monthly mortgage payments, insurance, property taxes, and utilities). Working with a top-notch real estate agent can save you thousands of dollars more than what you pay in commissions. You should choose a limited geographical area to work and then become an expert on the houses and property |

Why We Buy: The Science of Shopping $6.99 You walk into a store in search of a sweater and leave with a suit, skirt and T-shirt – but no sweater. How many times have you left a store having spent far more than you intended and come out without the one item you really wanted? Urban geographer and retail anthropologist Paco Underhill has spent 15 years researching this phenomenon and unleashes his findings here. In Why We Buy he explains why men who take jeans into the fitting room are twice as likely to buy them as women, how men are beginning to learn to shop like women and why the Internet will never replace the good old-fashioned shopping mall. For those in retailing and marketing, Why We Buy is a remarkably fresh guide, offering creative and insightful tips on how to adapt to the changing customer. For the general public, it is a funny and sometimes disconcerting look at our favorite pastime. |

Why We Buy: The Science Of Shopping $9.79 Is there a method to our madness when it comes to shopping? Hailed by the San Francisco Chronicle as "a Sherlock Holmes for retailers," author and research company CEO Paco Underhill answers with a definitive "yes" in this witty, eye-opening report on our ever-evolving consumer culture. Why We Buy is based on hard data gleaned from thousands of hours of field research — in shopping malls, department stores, and supermarkets across America. With his team of sleuths tracking our every move, from sweater displays at the mall to the beverage cooler at the drugstore, Paco Underhill lays bare the struggle among merchants, marketers, and increasingly knowledgeable consumers for control. In his quest to discover what makes the contemporary consumer tick, Underhill explains the shopping phenomena that often go unnoticed by retailers and shoppers alike, including: How a well-placed shopping basket can turn a small purchase into a significant sale What the "butt-brush factor" is and how it can make sales plummet How working women have altered the way supermarkets are designed How the "boomerang effect" makes product placement ever more challenging What kinds of signage and packaging turn browsers into buyers For those in retailing and marketing, Why We Buy is a remarkably fresh guide, offering creative and insightful tips on how to adapt to the changing customer. For the general public, Why We Buy is a funny and sometimes disconcerting look at our favorite pastime. |

MANY a time, I dare say, you have sat on your bench at school, with your cotton handkerchief spread over your knee, looking at the stern face of this famous man upon it; every bristling hair upon his head seeming to say for itself, In the name of the commonwealth, stand and deliver ! Tou have thought, perhaps, that a man with such a sharp eye and granite face as that, must be a very terrible person, whose heart was quite left out when he was made, and whom little children had better run away from. It is just because this was not true, that I first believed in General Jackson. A brave man is never a mean one; and it is mean to despise or bully children and women. I place children first, because every woman who has ever had one, does so. But to my story. We, who have lived so peacefully and quietly in the land for which our brave ancestors fought, do not think as often as we ought of the sufferings and trials through which they purchased it for us. Until lately, our houses were not burned down over our heads, or ransacked and robbed, nor our mothers and sisters insulted before our eyes, nor our fathers and brothers dragged off as prisoners of war, and kicked and cuffed for sport by the enemy. -All this, Andrew Jackson’s boyish eyes saw. Do you wonder at the fire in them ? One of his earliest recollections was of the meeting house in his native place turned into a hospital for his wounded, maimed, dying, brave countrymen ; and his own widowed mother, leading him there by the hand to nurse them, and dress their wounds, and comfort them, as |

Edinburgh, Old and New. — Scott and Burns. — Dr. Andrew Combe. — American Re-publishing. — The Bookselling Trade. — Tho Messrs. Chambers. — De Qulncey the Opium-Eater. — Dr. Chalmers. Edinburgh, September 22d, 1846. The beautiful and stately aspect of this city has been the theme of admiration so general that I can only echo it. We have seen it to the greatest advantage both from Gallon Hill and Arthur’s Seat, and our lodgings in Princess Street allow us a fine view of the Castle, always impressive, but peculiarly so in the moonlit evenings of our first week here, when a veil of mist added to its apparent size, and at the same time gave it the air with which Martin, in his illustrations of ” Paradise Lost,” has invested the palace which ” rose like an exhalation.” On this our second visit, after an absence of near a fortnight in the Highlands, we are at a hotel nearly facing the new monument to Scott, and the tallest buildings of the Old Town. From my windows I see the famous Kirk, the spot where the old Tol- booth was, and can almost distinguish that where Porteous was done to death, and other objects described in the most dramatic part of “The Heart of Mid-Lothian.” In one of these tall houses Hume wrote part of his History of England, and on this spot still nearer was the home of Allan Ramsay. A thousand other interesting and pregnant associations present themselves every time I look out of the window. In the open square between us and the Old Town is to be the terminus of the railroad, but as the building will be masked with trees, it is thought it will not |

Bundle of Joy? $9.99 Voula Pavlopolous won’t be planning a big fat Greek wedding anytime soon. After a turbulent childhood and two-and-a-half former boyfriends–if you can call them that–Voula’s content to have alone time in her crowded apartment and drinks with her best friend, Jamie (who’s never been one of those married people who ditches her pals). Voula doesn’t see it coming when Jamie says the two grossest words in the English language Voula can possibly imagine-”We’re trying.” Of course, after “We’re trying” comes “We’re pregnant.” Now, Jamie’s busy with Lamaze class and besieged by swollen ankles, while Voula is becoming an expert on what to expect when your former wild-and-crazy girlfriend is expecting. Well, Voula’s tired of sitting on the sidelines of life and has decided she’d better start living it. First step: Stop being her mother’s doormat. Second step: Stop being so picky and give a guy a chance. But most importantly: It’t time to say goodbye to Armando, her Italian stallion roommate, and whoever else is living in their third bedroom. That’s right-she is going to buy a place. There are three and a half million apartments in Manhattan. Finding the right one can’t be that hard. Can it? Ariella Papa’s maternal urges have been satisfied (for the time being) by her puppy, Sophie, and by baby-sitting her friends’ children. After hundreds of open houses and several adjourned closings, she considers herself an expert in New York City real estate. |

Citizen Marketers: When People Are the Message $0.01 The woman next to you on the bus, typing madly on her laptop, just might determine the ending to next year’s blockbuster film or how quickly the hottest new PDA hits store shelves. In homes, dorm rooms, coffee houses, and waiting rooms around the world, millions of people are exercising enormous influence on what we buy–even though they have no official connection to those products and services. Who are they? What motivates them? Marketing experts Ben McConnell and Jackie Huba explore the ramifications of social media in their new book, Citizen Marketers. As everyday people increasingly create content on behalf of companies, brands, or products, they are collaborating with others just like themselves and forming ever-growing communities of enthusiasts and evangelists. From the rough to the sophisticated, the “user-generated media” of blogs, online bulletin boards, podcasts, photos, songs, and animations are influencing companies’ customer relationships, product design, and marketing campaigns, whether they participate willingly or not. Citizen Marketers is the first book to document this phenomenon, examining some of the early winners and losers in this new genre, as well as some of its most noted constituents. With their exceptional knowledge of the brands, products, companies, and industries, the citizen marketers are democratizing traditional notions of communication and marketing, even entire business models. |

Essays on dynamic incentive problems with imperfect information. $49.99 In Chapter 1 we study optimal mortgage design. A borrower (a household) with limited liability needs financial support from a lender (a big financial institution) to purchase a house. We characterize the optimal allocation in a continuous time setting in which (i) the borrower’s income is volatile and its realization is unobservable to the lender, (ii) the lender has a right to costly foreclose the loan and seize the house, (iii) the borrower’s intertemporal consumption preferences are represented by a constant discount factor, (iv) the lender discounts cash flows using a stochastic discount factor that depends on the market interest rate. We show that the optimal allocation can be implemented using either an option adjustable rate mortgage or a combination of an interest only mortgage with a home equity line of credit. Under the optimal contracts, mortgage payments and default rates are higher when the market interest rate is high. However, borrowers benefit from low mortgage payments and low default rates when the market interest rate is low. The gains from using the optimal contract relative to simpler mortgages are substantial and the biggest for those who buy pricey houses given their income level or make little or no downpayment. Thus, our analysis provides theoretical evidence that high concentration of the alternative mortgages among risky borrowers and in the higher-priced regional markets can be economically efficient. In Chapter 2 we study the structure of optimal wedges and capital taxes in a Mirrlees economy with endogenous skills. Human capital is a private state variable that drives the skill process of each individual. Building on the findings of the labor literature, we assume that human capital investment is (a) risky, (b) made early in the life-cycle, and (c) hard to distinguish from consumption. These assumptions lead to the optimality of (a) a human capital premium, i.e., an excess return on human capital relative to physical capital, (b) a |
