How important is curb appeal in today’s real estate market?
Estate house about to be listed and we are at odds over the landscaping. As recent as last year over 5k was invested in the back yard. There is a beautiful micro garden of ground covers and various exotics. Monkey grass is the big issue here as since it was not cut back it has overgrown 80% of the landscape and is killing shrubs and plants off all ready. By the end of June I fear it will be 2′ tall and a sea of brown mess due to the Texas heat. Where as if we hire some one to clear it all out the plants that are suppose to be there will flourish and we will have a beautiful landscape to help sell the house.
To put curb appeal into perspective, it is a bit like dating. Let’s say you walk into a room full of single people and you are only going to be allowed to talk to three and only leave with one. Which one is it going to be? The one in the corner that obviously isn’t clean, the one who desperately needs a haircut, or maybe that cute one with the clean updated look and the pretty smile?
Curb appeal is the same thing. Look at other homes on that street and see what you can do to set yours apart. Clean up the landscaping, clean the gutters and shutters, etc… Make it sparkle. Ask a friend to drive by the home and give you an honest opinion of what they don’t like. Most shoppers will drive by at about 10 mph unless something interests them and then they will stop. You have to make them stop.
So get ready to get that house into the “dating” market and see if you can get her married off.
