Land & Property Research in the United States $37.95 When early settlers left their homelands to start a new life in America, they had dreams of owning their own land a prospering from their own efforts. They were suspicious of all forms of government and did their best, in many cases, to be invisible to a variety of record keepers. But when it came to ensuring that their precious land was, without doubt, their own, they were careful to provide all of the information requested of them by the various government agencies. It is this care in reporting that makes this reference as valuable as the most comprehensive and useful review of land and property research for genealogists. |

Fixed Investment $58.94 High Quality Content by WIKIPEDIA articles Fixed investment in economics refers to investment in fixed capital, i.e. tangible capital goods (real means of production or residential buildings), or to the replacement of depreciated capital goods which have been scrapped. Thus, fixed investment is investment in physical assets such as machinery, land, buildings, installations, vehicles, or technology. Normally, a company balance sheet will state both the amount of expenditure on fixed assets during the quarter or year, and the total value of the stock of fixed assets owned. Fixed investment contrasts with investments in labour, ongoing operating expenses, materials or financial assets. Financial assets may also be held for a fixed term (for example, bonds) but they are not usually called fixed investment because they do not involve the purchase of physical fixed assets. The more usual term for such financial investments is fixedterm investments. Bank deposits committed for a fixed term such as one or two years in a savings account are similarly called fixedterm deposits. Author: Miller, Frederic P./ Vandome, Agnes F./ McBrewster, John Binding Type: Paperback Number of Pages: 70 Publication Date: 2010/08/19 Language: English Dimensions: 6.00 x 9.02 x 0.17 inches |

Property Rights and Land Management Practices $125.85 The study analyzed the effect of property rights and land management practices on crops productivity among farmers in Oyo State, Nigeria. Multistage sampling techniques were used to select a total number of 250 farmers in Ogbomoso zone of Oyo State. A production function based on transcendental logarithmic model was used to capture economic and land management variables considered. The result showed that mixed cropping constituted the major cropping pattern in the area and maize, cassava, yam, pepper, and okro were the most preferred cultivated crops. In terms of intensity of cultivation, the Rutherberng value of 0.589 showed that farming system practiced in the state was moving towards permanent cultivation under the natural fallow management system. Furthermore, Logit analysis showed that age, farm size, income, extension agent, land price and risk bearing have significant effect on land management practices and crops productivity. The study therefore suggested some recommendations for the farmers and the government Author: Ayinde Alani, Ezekiel Binding Type: Paperback Number of Pages: 152 Publication Date: 2010/11/26 Language: English Dimensions: 6.00 x 9.02 x 0.35 inches |

Investment and Property Rights in Yugoslavia: The Long Transition to a Market Economy $43.63 In this book, Milica Uvalic examines the theoretical and empirical issues related to investment in Yugoslavia since 1965. She explores investment policies, sources of finance, macroeconomic performance, enterprise incentives and current property reforms in relation to Western theory on investment behavior in the labor-managed firm and Kornai’s theory on socialist economies. In line with Kornai’s theory, the author argues that the fundamental causes of problems in Yugoslavia are generic to socialist economic systems, rather than the specific characteristic of self-management. |

Active Private Equity Real Estate Strategy $51.99 With the dramatic downturn in today’s U.S. real estate market, individual and institutional real estate investors need a resource for meeting the challenges that lie ahead and seizing opportunities as they arise.Written by David Lynn with expert contributions from ING Clarion colleagues Tim Wang, Matson Holbrook, Bohdy Hedgcock, Jeff Organisciak, Alison Sauer, and Yusheng Hao, Active Private Equity Real Estate Strategy offers a collection of abridged market analyses, forecasts, and strategy papers developed in 2007 and 2008 from the ING Clarion Partners Research & Investment Strategy (RIS) Group. This practical resource is divided into two comprehensive parts. Part One offers an overview of real estate markets, forecasts, and trends. Here you will find a summary of the national and major urban area markets and an analysis of each of the major real estate property types. In addition, this section contains illustrative examples of market analysis and forecasting that may set the stage for more detailed strategy development later on. The analysis also includes an early simulation of the potential effects of a recession on the commercial real estate industry.Part Two presents examples of specific active strategies in private equity real estate investing. Each of these studies was developed to illustrate how an institutional investment manager may identify and analyze real estate investment opportunities under certain market conditions. The studies highlight key areas including multifamily, hotel, land, and industrial investment, and three niche plays: derivatives, senior housing, and infrastructure. The book also includes an example of the application of Modern Portfolio Theory to a hypothetical core real estate portfolio.Active Private Equity Real Estate Strategy is an informative guide to the development of private equity investment strategies. |

Bedroom Eyes $0.99 Bedroom Eyes Sometimes chance brings us together with the people who’ll come to mean most to us in the strangest ways. Like the way it brought together Liana Banner and Nate Harden: She was an interior designer from New York, come home to her family’s suburban farmhouse for the summer to rest, recuperate, and recover. A few weeks of home-cooked meals, sun-drenched afternoons, and dips in the local pond would cure the ills that ailed her. The pond was on the neighbors’ property, of course. Liana had known the old owner before he’d passed away – and all she knew about the new owner that that the land had been bought by a real estate investment trust. She didn’t know the new owner was in town; she never would have guessed that sort of a tycoon would actually live on a rural investment property. Liana never would have dreamed his turquoise eyes watched her as she slipped sky-clad into the pond.* Nate Harden didn’t know what to make of the trespasser skinny-dipping in his pond. With her silvery blond hair and sapphire eyes, she reminded him of a fairy nymph, a creature of legendary beauty. But when Liana Banner emerged from the water, there was no hiding the fact that she was a woman – proud, lovely, and defiant. And in that moment, he knew that he had to make her his own. Fate and love are strange that way; and when they snare us, stranger still. |

Carry Me Back: The Domestic Slave Trade in American Life $25 Originating with the birth of the nation itself, in many respects, the story of the domestic slave trade is also the story of the early United States. While an external traffic in slaves had always been present, following the American Revolution this was replaced by a far more vibrant internal trade. Most importantly, an interregional commerce in slaves developed that turned human property into one of the most valuable forms of investment in the country, second only to land. In fact, this form of property became so valuable that when threatened with its ultimate extinction in 1860, southern slave owners believed they had little alternative but to leave the Union. Therefore, while the interregional trade produced great wealth for many people, and the nation, it also helped to tear the country apart. The domestic slave trade likewise played a fundamental role in antebellum American society. Led by professional traders, who greatly resembled northern entrepreneurs, this traffic was a central component in the market revolution of the early nineteenth century. In addition, the development of an extensive local trade meant that the domestic trade, in all its configurations, was a prominent feature in southern life. Yet, this indispensable part of the slave system also raised many troubling questions. For those outside the South, it affected their impression of both the region and the new nation. For slaveholders, it proved to be the most difficult part of their institution to defend. And for those who found themselves commodities in this trade, it was something that needed to be resisted at all costs. Carry Me Back restores the domestic slave trade to the prominent place that it deserves in early American history, exposing the many complexities of southern slavery and antebellum American life. |

China, Hong Kong, Taiwan, Inc. $19 On the eve of June 30, Hong Kong was officially passed back to China. This event will mark what Willem van Kemenade sees as the start of an increasingly problematic — and even dangerous — reintegration of the old Chinese empire into a new world superpower. Since the early 1980s, investment money has been pouring into China from Hong Kong and trade has escalated at a rocket’s pace. A few years later, the same pattern began between China and Taiwan. The combination of Hong Kong/Taiwan management, financial and export know-how with China’s inexhaustible pool of cheap labor and land has enabled China in one decade to leap from an impoverished revolutionary state to a major international trading power. This economic boom, in conjunction with the violation of intellectual property rights, systematic tax fraud, and the corruption of the police force, has helped shape the socialist market economy, China’s third way — and a new mix of old-fashioned Soviet Communism and East Asian capitalism. The formal addition of Hong Kong will add to this mixture the democratic structures set in place by the British. And, as China moves to reclaim Taiwan (the process has already begun), it will be incorporating a rival Chinese sub-nation with a fully election-based political system and a powerful independence movement. Can such a reunified China resist the spiritual pollution of democratic values, human rights, and political freedom? Will it become the first depoliticized corporatist superpower ? What are the prospects that reunification will be peaceful? Van Kemenade’s portrait of the true internal power structures of the three Chinas provides our clearest look yet at the fastest-rising newempire in the world today. |
